Lots of little successes—here’s to more!

Hello all, 

Just saying hi for the first time. Ive been loving becoming acquainted with Bigger Pockets—but I’m not new to RE investing. 
My first success was 15 years ago when I decided not to sell the small house in PA that I lived in for 4 years. Choosing to rent it out not only made me $10k in cash flow over the time I held it, but it gave invaluable experience as a landlord! 
The next deal was a Value Add to some mostly vacant land that was badly in need of clean up. I borrowed the down, and the seller carried the rest. Purchased for $75k and sold 18 months later for $215k. There was also a nice garage on the parcel that I rented out, giving me yet more property management experience. 
Since then I’ve bought 2 newer units (both are 4/2’s) in Wichita which have been great cash flow investments even having other PMs managing. 

Now I’m looking to scale to something a little larger that will be a buy and hold for my retirement—something very local to me in Fruitland ID, so that I can manage the units.

My wife and I are both teachers, and enjoy pursuing more RE investing. 
I would love to find some local partners who would consider going in on something in the $2M range (8-12 units).
