Looking for my first flipping

Good day to everyone of you.

I reside in the DC area, and I'm looking to start investing in VA or MD area. Currently searching, primarily for areas within the Tristate Area. My aim for the upcoming year is to buy my first property and then gradually acquire others.
i am a contractor and had experience in the past helping other investors flipping houses.

In order to gain more knowledge about the procedure before beginning the process myself, I hope to come in touch with people who have previously had a few properties flipped in this area. I am eager to learn and take my initial steps into this new business and I will appreciate any information that can help me find my first rehab.

Flipping is primarily possible in PG County, DC, and Alexandria. Montgomery County and Fairfax County will be substantially harder.
