Refinance to Invest?

Hello everyone, 

I have been following Bigger Pockets for a while now and I just want to get started. I have an income of 92k per year. I have a home worth 160k which I live in and only owe 40k on it. I was thinking to refinance and take the equity out so that I can start investing in real estate. 

If you were me, what would you do?
