Hello, I'm excited about being a new member of Bigger Pockets. I'm looking forward to learning how to make wise investments on flipping properties as well as rental properties. Where can I find properties that are for sale and need repairs and remodeling? Foreclosures and auctions?

I've been a contractor for years so will be doing most of my own remodeling and repair work but would like to know if that is really the best way. Is it more advantageous to hire the work out?

I am also interested in finding out about hard money loans or if it is best to find an individual with money to loan as an investor?

I would appreciate any advise that ya'll can give. Thanks
