New to rental property investing

Hello! I was interested in a multi family house at the lake that I have my house at in Northwest area of Indiana. I heard from a lake neighbor about the owner wanting to sell with a clause that the renter could stay and the cost of the house would be priced below value. This totally sparked my interest in how to by this house, so Amazon lead me to BP! So inspired, I had started the process with my current house lender. In the meantime I had read a few BP books by Brandon Turner. Kept in touch with the owner, but was disappointed by my house lender said I just didn’t have enough to make it work. So disappointed by that news, I was even more disappointed to hear the owner found a buyer. This was such a perfect opportunity, had I just jumped two feet into BP, I might have been the new buyer. So, long story short, this was the second of two opportunities in buying houses by my lake house, that I missed out on. I’m so very interested in rental property that I needed to go all in to join BP. So I’m starting from scratch and trying to learn everything I can and to find the right team to not let these opportunities pass me by again. Looking for any and all guidance to make this life change! Thanks!
