New to RE investing, and looking to invest out of state in Cleveland

Hello Bigger Pockets, I'm new here, and just became a pro member. I live in Dillon Montana.  I am looking to start investing in rental properties in the Cleveland area. We will be staying in the Mansfield area for the winter.   I have been learning about RE investing for the past few years. I have been paralyzed by fear of what the economy is doing, and whether or not this is a good time to start buying rental properties because I have never done it before.  I have decided to move forward and take action. I am 46 yrs old, have a wife and 3 children.  My wife and I are finally debt free,and looking to start investing. I would love advice from seasoned investors.  Thanks for any input that you may have.
