Good evening fellow real estate investors! I am in the process of just getting my feet wet and my first goal is to familiarize myself with as much of the industry jargon as possible because words are tools. I just entered the bank card industry 6 months ago and sure enough as my knowledge of that industry jargon increased so did my income. To my question now, my goal in real estate investing is for cash flow, not to flip, or for capital gains. I'm a go getter and once I know what to look for I will aggressively chase my own leads like I do now for the bank card industry. Should I get my real estate lincense? It would only help right even though my goal is different then being an agent? Thanks ahead of time for any input I really appreciate the time!

If you plan to buy or sell on the MLS, yes. Do a forum search, there's enough discussion on that topic here to write a book.
