Looking for contacts in the MD/VA/DC area

Hey everyone - I am a new and motivated real estate investor looking to find deals in the DC area. Me and my business partner have not formed a team in this market yet and were looking for some of the following things:

1) Are there any specific areas that any of you would recommend for condos/single/multifamily units for a buy and hold strategy while renting?

2) Are there any realtors that you would recommend?

3) What is the rental market like? Is it relatively easy to rent in the area? Again, I am mostly familiar with North Bethesda/Rockville.
