New to real estate and wanting to purchase a duplex to a quadplex or townhomes

Hi I'm Dakota Pomikala I have been thinking about getting into rental properties for a bit but I have no idea where to start regarding finances to purchase multifamily homes or townhomes. Do I first look for a property that is for sell then make a plan to show the bank to get a mortgage or should I do a prequalification to see what is in my range?
