Newbie here from Los Angeles County.
Hi all,
Im new to the group. Im a pest control tech. Im currently listing to Set For Life by Scott Trench audiobook and now looking to invest on a property. Im currently building my financial runway and looking to buy a multi family in Nevada in either Reno area or Vegas using FHA. I know i have to live in it for a year which is fine. Time to start my journey!

I don't know much about the Reno small multifamily but the Las Vegas small multifamily market is less than ideal. Its SFR market is newer inventory, with tile roofs, stucco siding, available in relatively good neighborhoods. The small multifamily on the other hand tends to be older, with flat non-tile roofs with less than ideal neighborhoods. If I was going to invest in small multi i would look for something like the brick fourplexes I grew up around in the suburbs of Minneapolis. 40 years later they look identical and equine almost zero maintenance.
