How do I buy two houses at once without a down payment and houses are in an estate

Hello 

I am posting for advice.  My dad passed away last year and when he died he had three houses that he left us with and with out a will so the house are now in an estate.  Since they are in the estate and the estate owes debts and one of my siblings is disabled and can't own a property I am working on trying to by the properties myself just so that I may keep my family legacy.  I am running into a few hitches though with me trying to buy two of the houses out of the estate.   One is I can possibly get a loan big enough to cover the buying of the homes but I don't have any percentage of the down payment.   Then once I buy the houses I also need to renovate them due to the previous tenants damaged the properties and they need updating to everything from the roofs to the HVAC system.  And the first half needs to be done within the next few weeks because the estate is close to closing.  I am needing all the help and advise on which direction to go.
