Pre-Construction Realtor in Miami Area

I work in pre foreclosure and pre auction properties in Broward Co. FL. (that is Miami/Fort Lauderdale/Palm Beach area.

What I do: find the preforeclosure, list the property, either acquire a purchase contract from seller (and/or its assigns) when I find the investor we buy it. Meanwhile, I submit my offer to the bank as a short sale to get the process started. Check for title to make sure there are no other liens, get the comps to support market value for future sale once purchased. I complete a HUD (net HUD) an submit this info to the investors.
I am a Realtor and Mortgage Broker and if an investor wants a certain property, I need his/her criteria so that I can bring the offers to him/her.
