New Househacker/ Need ADU Help

Hi, new-newbie here! 
First, I’m so excited to be in this space and for what RE holds for my future. I recently started binging BP, Rookie podcast, books, YT, all the things. Currently in a field I’m unhappy in and I finally found something I can get excited about. I’ll be heading to the MTR summit in SD in April (never done anything like that before). Looking to be mentored, join/create an accountability circle, and flourish as an investor. Looking forward to this path and connecting with you all~

Accessory Dwelling Unit issue.. 

My mom and I (mainly will be her residence) purchased a house hack last year and currently working on building out an ADU to rent out. The problem is: we want two 1-bed 1-bath (two separate doors). However, lenders only finance ONE door - so I've been told. I was advised I could get it permitted for a 2b 2 bath, then add a partition and door once the project is finished. Ideally, we would permit the two units from the beginning to avoid any legal issues but I'm not sure what funding source would allow that. The project is going to be about $190k. Located in La Mirada, CA. Very little equity in the house. Is this where I would look for private $? Where does one find a rich uncle when one does not have a rich uncle? Do we just settle for a 2b2bath? Do we re-permit late to make it separate units? Thanks in advance for any guidance.
