New real estate investor

I am a new aspiring real estate investor looking to learn as much as possible before purchasing my first property. I graduate college this upcoming May and will be moving into a full-time position, the primary funding source for my rental portfolio. Looking to find an excellent first home to get with an FHA loan that can also serve as an income property. Any advice will help, thanks!
