New Agent/ investor

Hey! My name is Dylan Griffin.  I am actually from a small town called Crossville in Tennessee.  I am quitting my full time job in about 3 weeks to pursue this new opportunity.  I already have a closing lined up as an agent, but I have been having trouble finding deals as an investor.  My business partner and I are wanting to flip some houses, but do not have a lot of capitol.  Right now, we have discovered that private lending may be our best option at a loan until we make more cash flow.  What is the best way for us ti go about #1, find deals and #2 get funding for deals.  We have 1 or 2 that seem like good deals, but not sure how to secure them.  Any advice would be great! Thanks!
