New student of Real Estate looking to get into Rental Properties.

Hey Biggerpockets community! My name is Michael. Currently researching real estate and getting a good base knowledge. I live at home in a house that is fully paid off with my mother. but the house needs a lot of legwork. I have been brainstorming a way to get my own house, have her move in and then use the current home as a rental property. She is on board with this idea because she is retired and living off social security.
