Financing First Rental Property

I'm a 23 year old mechanic looking to invest in my first rental property. I'm open to different types of properties, but was more into the thought of a duplex for starters. Not sure how to go about financing, I have money set back but don't know if it would be better get a conventional loan. Or something like an FHA loan with low money down, and use the better chunk for property management. Just trying to learn as much as I can, so I'm confident with my first deal. Thank you
