Contractor/Broker/Investor Introduction (and partner search)

Greetings Peeps of Bigger Pockets,

I've been enjoying the podcast for a while now and decided to sign up and introduce myself. I'm a General Contractor with a Real Estate Brokers License, and I'm also a budding investor. I just purchased my second Duplex in Grass Valley, Ca, after buying my first duplex in Oakland, Ca where I live in one of the units. My strategy is to buy and hold, but I am also looking to start incorporating some flips as well to generate capital. I'm interested in partnering with others that have complimentary stills and experience -preferably someone else who also has a real estate license. I would like to put together some systems for marketing (finding deals), analyzing, rehabbing, selling/managing. I feel like I'm getting more focused, yet there is still so much work for one person, and it's also so easy to get sidetracked with other possible real estate routes. I have a good private money lender, but am certainly open to meeting new ones and partnering or sharing equity when it makes sense. I'd also like to share some overhead with a partner so I can grow faster. I know the Rehab/Property Management side, I'm a good negotiator, and my passion for real estate is growing. I know the East Bay of San Francisco well -especially Oakland California (where I live). I also know Grass Valley and Nevada City California very well. I would like to stay in these areas for now, but I'm not adverse to expanding to other areas, provided it makes sense and I can handle it.
