First Home Purchase in near future
My wife and I are looking for our first home purchase. We are tired of renting. We would like to house hack. With 4 kids and one more due January 1st, we are likely to try the route of purchasing and upgrading while living in for a year. After which turning it into a traveling medical staff rentals when we purchase our following home. I have been the homeschooling stay at home parent and self employed (Under the table freelance graphic designer) while my wife was a traveling CNA and now a full time CNA at a retirement home she worked a travel contract at. Her credit score isn’t as high as mine causing one of our snags. Me not being a w2 worker causing the other snag. We are currently paying $1800 rent, getting bumped to $2k in January (without any upgrades or even this house up to par on building codes)
We ideally were lookin for 5+ acres, 4+ bed, 2+ bath, south of Eugene, an hour or so from the coast, like between Roseburg and Grants Pass. We homeschool and garden our own food thus an agricultural homestead is our goal.
Ideal isn’t vital as we understand we might need to house hack our way up to a larger property. Also understanding the need for traveling medical staff housing outside of hotels in Oregon we feel that could be a strong Niche area. Also Oregon has some intense landlord/tenants laws so we want to keep our future rental units as short term medical staff or Airbnb style set ups.
As for future real estate goals.

We loved in Boise Idaho before moving to Eugene Oregon. We are still looking for a solid REIN locally. Having found the Bigger Pockets YouTube channel, about 6 weeks ago maybe, I figured this was the best place to start.
