New Member looking to be Marina Owner/Operator

Hi - New to the Bigger Pockets site but have listened to lots of the webcasts.  I'm currently looking to buy a marina to be an owner and operator, not just an investor. I am mostly focused on New Jersey and Maryland areas.

As part of my membership I am hoping to gain knowledge on creative financing to allow my deals to make sense with today's interest rates and current economic situation.  After the COVID boom marinas increased in value but with today's economic state values should be coming down.  Unfortunately most marina sellers have not adjusted their prices to reality.
