What is a good dash on cash return ?

When renting a property what percent is a good cash in cash return ? Please help thx

    The cash-on-cash return is very largely dependent on the type of property, the location of the property, and the quality of the property.

    Around here if you buy a newer property in an A+ location you might have a 3-4% cash on cash return at best (especially with rates being higher now)

    If you buy an older building with some deferred maintenance in a C location, your cash on cash return might be closer to 10%

    Pros and cons to each option.
