USPS employee from western MI

Hello everyone. I’m brand new here, inspiring real estate investor. I own my own home and am looking to invest in some rental properties in west Michigan. I’m sorta stuck on how to figure out a deal. What all goes into figuring out the expenses of the deal? Insurance, money down, cash flow return etc etc. I’m getting overwhelmed just thinking about it! Anyone have examples of exactly what is all needed to calculate deals. TIA. Nice to meet you guys and glad to be here!
