Newbie from Northern Virginia

Good Evening BP!

I am new to the real estate investing universe and started this account after months of browsing to finally take action and "get my feet wet." I am also a member of my local REIA that has brought some great info as well. In addition to continuing my education reading and posting on BP, I would like to network with any local members and possibly see what you do first hand.

My long term goal is to create a business owning and renting properties but first I would like to start out wholesaling and gaining experience.

Any advice would be much appreciated!

The only thing landlording has taught me is that I should've wholesaled it!! LOL

I own quite a few rental houses and lately, I've been selling them off as they go vacant. I'll be putting another on the MLS this evening. I have discovered that all the work I do for the measly few hundred bucks I get every month is wiped out when the tenant moves out and I need to go in and redo the place. I'm moving the equity into multi-family. I own quite a few apartments already. Apartment dwellers have lower expectation and I can use more industrial strength materials. My cash flow on the multi-units I own far exceeds the income from the single family homes and since I am not an appreciation investor, I have decided it is time to cut the homes (tumors) out of my investment program.
