So Glad I Found BP

It was a good day when I found BP!

I'm new to real estate, and just closed on my first property in June of this year. I purchased a duplex, and i'm living in one side and renting out the other. RE has become a driving passion of mine and I'm absorbing as much as I can. I just wish I had found BP sooner!

Anyhow, I'm looking for some advice on best ways to gain experience and get further into the REI world without much capital. I don't have a lot of cash built up as I graduated about 2 years ago and now have a full time J.O.B. I'm not looking for a get-rich-quick or anything, more for a way to build real experiences of the not-so-hard-knocks variety. I tend to learn best by doing, yet still fall into the analysis paralysis mode quite often. I'm curious as to what many of you might suggest about getting my feet wet or learning in my spare time. I'm currently working to get my real estate license, but I just believe that will help me on my path in the long run, so I might as well do it now.

Thanks in advance for the replies. Sorry for the rambling.
