NoMI Investors Obsessed with STRs

Wife and I are first time investors and are looking to invest in Short Term Rentals in Northern Michigan. We're particularly interested in scaling our soon-to-be portfolio as fast as we can, and that's why STR's are our focus. We have local insight on some particular regions of northern MI that many out-of-state investors may or may not know.

We are looking for experienced agents, investors and/or contractors in the area. I've been on the search for properties for a few months now and have my eye on a few that I believe would fit into the BRRRR strategy with tremendous potential if done correctly. If we can't meet BRRRR criteria, then we are also inclined to flirt with a potential of a turnkey investment or flipping for our first investment (only close to sure-thing would apply) with the market in such speculative form.

I was a math major at a small private college in MI and numbers are my thing. I'm still researching and improving on my analysis of real estate everyday - not like a calculus problem with one right answer and a million wrong ones. I'm getting more and more confident by the day....scary thing taking your first steps into real estate investment, but we are committed to start taking action if the numbers say its a good deal. 

Would love any advise along the way and/or and just to round table with you at the very least. I do want to add value to everyone we come into contact with along the way; so if I can't, then I'll be upfront about it. But, we do host a good (respectable) NoMI campfire party though, I must say. We'll probably invite you if we share similar ideas and can add value to each other -  standard rental agreement for a one night stay would apply ofc :-D
