new to REI, could use some insight

Hello biggerpockets family! I’ve been listening to the podcast for a few months and reading books on investing. My significant other and I have decided to both obtain out real estate license so we can learn as much about real estate & the market and also quit our w-2’s to work in real estate full time (once we pick up some traction being realtors) we want to form a team together and jump into investing fairly soon. We we’re planning on househacking a duplex but figured it would be better to do a couple live in flips first to gain some experience and capital to take on a multifamily. we are both in out early 20’s and want to start now so we can be financially free sooner than later, any tips or helpful information for the plan we have in place?
