Intro & Question about Guru's / Mentors

Hi, 

This is a combination intro but also a request for advice from experienced members. 

My wife and I have been involved in AirBnB as hosts and have gotten pretty good at it. We lease our home and AirBnB the basement apartment with permission from owners. We're interested in buying properties to do more AirBnB. I have good credit and good income but not a lot of cash saved. Also, due to self employment and complicated tax situation, I can't qualify for a traditional mortgage right now - maybe in a year or so. Also, I'd like to maybe do something with a small commercial residential property so that I can save my first time home buyer status for something of our own if possible. 

My question is, are there any mentors or paid courses anyone could recommend that would be suitable for my situation and goals? I'm modest and teachable. Just would value guidance to help avoid some of the wasted time and mistakes that I'm sure a noobie like me is prone toward.
