Newbie investor with one property

First I would like to say thank you bigger pockets for all the information you have provided and having a place for newbie like myself. I bought a rent to own house 5 yrs ago(in personal name) and would like to get funded by a private lender(ive met one through my side business last year). I would like to go over my situation with a more experienced investor to see if there is something there worth approaching any lender.

Congrats on the property @Luis Figueroa! What types of things are you looking to learn with an experienced investor? Are you looking for next steps, what financing moves can be made, etc.?  On these forums, its common for people to discuss what they have done/calculated/worked on when doing some sort of refinancing on their investment properties - I would dive into that if you haven't already.
