New Multifamily Investor - Building Relationships

GM everyone! I’ve been consuming BiggerPockets via YT, FB groups, and the forums for some time, and finally created an account to get to know more of the incredible people here. In a nutshell, I’m a hungry prospective investor with a lot to give and even more to learn.

Until recently, I’ve lived my life on autopilot doing what is expected of me because I was too afraid, uncertain, and uneducated about going against the grain and doing something different. I saw my life as moving along fairly well, not fully realizing I was settling for less than I really want.

This month I drew a line in the sand. I’m done accepting a mediocre life. I committed to dedicating time each day to improving myself and becoming the person I need to be, so I can create the life I truly want. I decided on two daily actions — the second being a bit more unconventional than the first.

1. Do my #MiracleMorning (#HalElrod) every day for the next 11 months. Side note: I remember questioning if was overcommitting myself when I made this commitment 22 days ago. Now I can’t imagine ever stopping. Every day, in every way, I am getting better and better. (Ran 2.6 miles - hadn’t ran since middle school track & field, and when I started I maxed out at 0.3 mi lol)

2. Seek, find, and add value to the lives of people in the multifamily RE space (the space I want to be) by volunteering at least 1hr/day of my time and positive “whatever it takes” attitude to support them in reaching their goals.

My thought with #2 is to help anyone in this space who will accept it to execute something(s) in their daily lives. Big or small, mundane or exciting, related or completely unrelated to RE — so I can free their time, check something off the list, or be an extra set of hands/eyes/ears that might really come in handy right now — all while acting on my goals of building sincere relationships and becoming more valuable as a person in what I can contribute, learn, do, gain and become from each experience.

If you’ve read until here — thank you! I believe you’re reading for a reason. To back track, here’s a bit about where I am and where I’m going.

I currently have 1 property to my name — the SoCal SFR my family lives in. We just started (soft) house-hacking by renting a room since the new year. I've worked in Corporate Marketing as a web/graphic designer since before earning my degree 7 years ago and currently earn $74K/yr.

Recently, my employer announced it is relocating from CA to Indiana — with the option to relocate or lay off effective April 29, 2022.

When I heard the news, I finally felt FREE (so free). I was very unclear and uncertain about what exactly I wanted or where to start in real estate, but I recognized this as the perfect opportunity to start over. To let go of everything I know and everything I have done before, and pursue what I now know I truly want to be: a multifamily real estate investor. Today, I am eager to get in/around this space through volunteering, employment, etc. so I can give and grow urgently, and be both present and ready when the opportunity to invest strikes.

My target is to own my first 10+ unit apartment in the Inland Empire, CA market by/within my 30th year of life (currently 28 so by 2024), although I won’t quit until I achieve it. From here, I will scale up acquiring enough units to reach a cash flow sum of $192K/yr by the time our daughter starts high school 10 years from now, allowing us to retire from our W-2s if we haven’t already. ($192k is a very specific # I know - forgot where it came to me, but it registered clearly).

My whys mean everything to me! They are my reason for being and my drive to realize them gets stronger every day. Thank you for reading, and for any feedback, thoughts, and ideas you can share.
