New investor in Corvallis OR, Hi!

Hi all,
Relatively new to BiggerPockets and just exploring the forums here, I wanted to introduce myself.

I'm just getting into the real estate investing thing and looking for some companions to talk shop with--a social kind of thing. I'd enjoy some in person chats if someone is up for a coffee or something.
Little about me:

I'm primarily looking at BRRRRing for cash flow for now.
Living in Corvallis, OR, I'm not seeing cash flow opportunities to meet my expectations so I'm looking at long distance investing. I am liking the areas between and around San Antonio and Austin TX.

Pulling off a sub-to acquisition is on my bucket list--it just seems like such an interesting maneuver.
I'm taking a free sales pitch (I mean class) from Tarek El Moussa's Homeschooled, which is actually quite good--it's a lot of the same points from the podcasts and books here, but it's illustrated well and shows a comprehensive high level picture of what a "Residential Redevelopment Company" looks like at an established scale. So that's fun.
