Refinancing my home for a remodel and investing

Hello I am refinancing my home because it needs remodeled badly. I want to save enough for first down payment on first investment property. I do not want to spend too much on the remodel.  Investment is more important and we could put off the remodel for a year or two. I also know I can get a different kind of loan just for the investment.
