New guy! - Looking to network and invest in Gainesville, GA

Hey gang! I'm 34 years old and have lived in Gainesville, Georgia since 2013.  I owned a rental a long long time ago when I was 19, but I sold it and lost sight of the passive income dream. With having three little toddlers now I'm starting to lift my eyes up to the horizon and dream about a life in 10 years where I'm not dependent on a W2 and can be freed up to take advantage of time with family. Time to get the momentum of buy and hold investing going again! I'm ready!

I know the Gainesville area pretty well. I have a HELOC loan ready to rip and am TRYING to find deals. Feels really hard to find much right now. I'm not afraid of some sweat equity in properties. My ideal world is looking for a multi-family that hits the 1% rule to get into the game. (I'm open to investing outside of Gainesville but focusing my research on my own backyard to start with)

I'm here looking to network, learn, and hopefully contribute to this community, especially those of you in Gainesville. Happy to share deals I come across that don't work for me as well.  Who here is active in Gainesville right now?!

@Jeremy Cearbaugh I can't specifically speak on behalf of the Gainesville market, but if you want small multifamily deals that hit the 1% rule, you're going to have to put in the work to acquire off-market deals. I would join your local REI group and seek out what is currently working for other investors in your market. Best of luck!
