Have cash, but foreign business owner- Atlanta GA -no US history

Hi Everyone! I'm Tim and I found BiggerPockets through YouTube, binged that, signed up - now debating to get paid membership and see what the community has to offer. 

Long story short: our business has been exporting to the USA successfully since 2019, finally bit the bullet last year and decided to invest in a full US location and team, landing in Atlanta GA wrt easy flight and sea access and relatively affordable big metro area. 

My goals and questions are:

To grow my network
Work through the buy vs. rent discussion for two projects, 
1. Our workshop - now pay $7k in rent per month ought get me a nice (and bigger!) property if I'd pay 7k as a mortgage payment but - no US history so how to approach this? 
2. Privately - Do we permanently airbnb and short-term rental when we are in the states, or do I buy stg and househack/AirBnB it while in Europe? What makes sense and how do I figure that out. Also HELP US taxes are a whole new beast!

If anyone has tips, wants to just say hi or recommended places to start in the mountain of content on this site I'd much appreciate it!
