Loan options after quitting my job.

Hello BP friends!  

Rookie and first time buyer here.. I really could use some advice/guidance for the predicament I am in.  I just quit my w2 job in hopes of purchasing my first invesent property. I have 110k at my disposal for purchase/rehab.  Are there any loan products out there for me, without having a w2 job at the moment other than hard money?  I had to quit my job ,due to the fact that I worked as part of a boat crew down in the Caribbean full time, making purchasing a property a little uncomfortable for me.  I got pre-approved already but that won't go through anymore once they do employment verification.  

Also. Has anyone had any luck getting seller financing on off market deals?  That seems like a long shot.  Thank you for your time!
