"Profit if Sold" and "Cash on Cash ROI"

Hi, 

I'm new to BP and testing out the rental calculator on different properties. Can someone explain to me how how Cash on Cash ROI is calculated in the "Analysis Over Time" section? I understand the first year, but beyond that I am not sure. Also, I'm not really recalcing how Total Profit if Sold. Can someone explain that?

Also just wondering why Yr 1 includes the 2% increase already for growth? Seems like this would be included in year 2.
