Off Market Deals Strategies

Hey everyone, I'm new to BP! My brother and I currently have several small multi-family units our local area (Perkasie, PA/Quakertown, PA). As everyone knows, lately it feels like once a property goes on the MLS it's already under contract the next day. My question is: besides waiting for small multi-family units to go on the MLS, what recommendations do you guys have to try and find some off market deals? Any website recommendations?
