New out of state investor

Hi everyone, my name is Andrea from CA. I am very excited to have found this podcast/forum. Iam very excited and scared at the same time to start this new chapter in my life. I am new to the investing world. I am looking forward to investing in Kansas City, and even though it makes me nervous to start out of state investment it seems to be the best option for me with due to the crazy prices in California. I'm looking forward to using the BRRRR method, by buying houses to rehab and keep for rentals that can generate positive cash flow. I would appreciate any feedback from Kansas City investors, and any leads on possible good team members especially contractors, and property managers. Also, if you have some that is good at finding deals, I would love to know.
