New investor. Any pro tips for beginnners?

Hey my name is Kyle, I'm 22 and I'm not really active on here. But I want to take real estate investing seriously. I've been following BiggerPockets for years now and I'm currently saving up to get a property. I recently bought a house which I thought would be a good investment but I've found that it might not be the smartest move. I think my real problem is analyzing investments and seeing their potential cashflow. If anyone has any tips for finding and analyzing property that would be very appreciated. If anyone is near the GA/FL area to give more in depth advice on the market here I would be in your debt. Thanks in advance.
