Buying my first investment property

Currently a Junior College student , wanted to buy my first investment property either my senior year of college using a business credit or possibly getting some type of Loan for the property, can anyone lead me in right direction was looking for maybe one in the 60-80k range with possibly section renting it from me as passive income. This is my first time getting involved in Real Estate so any advice would be appreciated, I was looking in the city of Philadelphia.
