Creative Financing for Probate Deal

Can someone help me understand the best way to propose a creative financing for this deal? Probate deal- PR is closing out estate and proceeds will go into trust for grandchild (12yrs old) of deceased. ARV 200,000, probably needs 15,000 to finish some upgrades. $90,000 outstanding mortgage. Very rural creating a selective group of buyers I would suppose.

Any help and/or ideas would be greatly appreciated.
