Creative ways to win deals in Denver?

Hello,

     I'm new to BP, but not new to Investing. My question to the group is what ideas do you have to make your offer stand out to a seller. Now that we are competing against retail buyers what can we do? 

I like to ask sellers what they need, do they want to deal with cleaning the house? What about all the stuff they've accumulated? Can I clean it out for them? I'm going to do work at the property and have a dumpster at the house, so why not. 

Recently I suggested to some people that they offer to do an estate sale for the sellers and give them the profits....it's easy to set up and not a lot of work for you. 

What other thoughts may be floating out there?

    I like offering possession a few days after closing so the sellers have time for last minute packing/moving. Interested to hear what has worked for others in this Market.
