Starting with Little or No Money

Recently I have finished some research in a couple of the many different loan types and financing for a home with little money or simply no money at all. The two that I fill are the most noticeable to me is the FHA loan and the 203k loan subset of the FHA. Obviously both come with pros and cons but what I am wondering is what are the best loans to use to start off in Real Estate? Or maybe what are the best ones for a first home? Please let me know what loans what have been best used.
