New Investor Looking in Modesto CA - Need Advice!

Hi all,

I am a rookie real estate investor based in the Bay Area, CA looking to invest in the Modesto, CA area (Stanislaus County). Mainly looking at SFR right now. Any investors who have experience with the Modesto area that could give me some advice? Trying to find the best areas for cashflow and also looking for individuals to work with and talk to.
