Billing Tenant for Damage

Tenant damage 2 interior doors and one had a broken frame. I sent an email with cost of repair and asked that it be paid with rent. He called me and said that one door was like that before I bought the house. He paid rent but only rent. Can I apportion payment to the repair first? Do I sent a 3 day notice for not paying rent or the repairs? 

The repairs cost $340 for two doors and painting. $200 labor and 140 for material. I tried to contact 3 angies list handimen and they didn't even reply.

This is Inglewood so no rent control. Tenant is month to month in 9 years of tenancy.
