San Diego Flipping Houses - Tips and Agent

Hi Community! 

- Any tips on finding houses for flipping in the San Diego Area? I have cash ready to go, pre-approval letter, and am looking for houses to flip around 150-400k which need cosmetic repairs. This is my first flip. I am staring direct mail and trying to get creative for deals!

- I am also looking for a Real Estate agent who has experience working with people who are flipping houses. Any recommendations would be appreciated.
