HOA and Covenant Creation

I'm working on a minor sub-division and the county is requiring an HOA be set up to make sure the road and utilities are maintained, which makes sense to me. Wondering if there are any boilerplate templates out there that I can use. I've already drafted some covenants but want to be sure I'm not missing anything. I know I'll need to register it and do a bunch of paperwork. Any suggestions, other than having a lawyer do it?

FYI: it is a simple subdivision where myself and my partner will own all three buildings but if in the future we want to sell than it will be especially applicable.
