I posted a forum discussion a little while back and received a lot of great feedback. As I'm narrowing down my target area, I have a few questions. 

Here is the information

Property Type: Multifamily (2-4) units --- I am willing to look at commercial as well (small apartments)

Area: Oceanside, CA

C to B class properties

What have you seen as far as average Cap Rate in this area?

What are the average vacancy rates in this area?

What investor friendly agents would you recommend?
