What rights do quick claims form carry?

Hello everyone, 

I have a question about quick claim deed form. My dad died two years ago and has a small piece of property in Clear lake CA. (appraised at 42,500 in Nov 2015) I have been up keeping the property taxes since his death and I recently saw my half sister, (which is executor of his estate). The home has been vandalized and falling apart.  She wants nothing to do with it and wanted me to sign a quick claim form and just hand her 15,000.00 I'm not sure what rights a i have if I sign that form. If anyone has any information please let me know because I want to move forward towards this direction but I don't want my time and money taken advantage of. In any case, would squatter rights be a loop hole for me as well.
