I am in San Jose California.  With a partner I just did my first flip by building an addition on a home in Santa Clara. The project was successful and I want to do more!

As far as my "process" I am still working on that! I learned a lot from my first project but i joined BP to learn more and develop my process. I am a design build contractor so the refurb part is where my strength is. As far as the $'s it was an $800k property that we added 1000 sqft to and did a massive refurb and sold for $1.6m. Financing was a small traditional loan, some from hard money lenders, some on credit cards etc and some we financed ourselves. Sold on the MLS paying commissions etc. We got REALLY REALLY lucky on the timing of the sale and the right buyer was found within a few days. There are very few "new" houses in santa clara and sunnyvale so they sell at a premium. Going forward I am working on finding the right house(s) to buy and better ways to finance and sell the house to lower my costs = increase profit = reduce risk on my future projects.
