Sacramento vs. Stockton

I am looking for an affordable market close to the SF Bay Area to start investing. I mostly want to start Flipping first, but later I'm also interested in buy and hold (BRRRR would be awesome). The two possible markets that I have identified are Sacramento and Stockton. Both seem to be at about the same price level and both seem pretty hot right now.

I know Stockton had some problems in the past but it looks like they are recovering very well. Sacramento seems to have more investors. That makes me think it would be the safer bet, but it also increases the competition.

I wonder what the pros and the cons of both markets are and which one would make more sense to get started in. Any advice/opinions would be highly appreciated.

@Simon Stahl Hi Simon; I had to jump in on this one when I saw your post. Napoleon Hill, & Robert Kiyosaki (rich dad) use to always say "verify facts". Stockton's section of the 5 fwy seems to be recovering, I'll leave it at that. If you can afford to jump into Sacramento without a doubt (in my opinion) invest there instead. There are so many developments going on that I can't list them all here. I grew up in Alameda, I know about the gentrification going on in Oakland and the Emeryville area. Sacramento is going through something similar in Oak Park (an older part of Sac) and West Sac but I personally would not invest in those areas. I have a cool tool to show you some trends, and what's happening in Sacramento. I've lived here 11 years now & being a Realtor (if you don't already have one)  I'll be happy to show you some facts, and send you some stats that will be very helpful.
