Sacramento vs. Stockton

I am looking for an affordable market close to the SF Bay Area to start investing. I mostly want to start Flipping first, but later I'm also interested in buy and hold (BRRRR would be awesome). The two possible markets that I have identified are Sacramento and Stockton. Both seem to be at about the same price level and both seem pretty hot right now.

I know Stockton had some problems in the past but it looks like they are recovering very well. Sacramento seems to have more investors. That makes me think it would be the safer bet, but it also increases the competition.

I wonder what the pros and the cons of both markets are and which one would make more sense to get started in. Any advice/opinions would be highly appreciated.
